Hearland Building Systems, LLCCharles W. Smith of Savannah, GA and Frank Tanner of Blackshear, GA founded Heartland Building Systems, LLC in 2001. Mr. Smith is an engineer and developer with more than 50 years experience in the building industry. Mr. Tanner is a CPA and investor with 30 years experience in the industry.
Don Hartley is the current General Manager. Mr. Hartley has more than 30 years experience in residential and commercial building and brings a wide variety of new concepts to the System built industry.
Heartland has more than 70 employees who are all experienced in the various phases of the building process.
In the past five years Heartland has constructed hundreds of homes that have been code approved by most states in the US. System homes are builtin inside a factory. This has many advantages over an on-site "stick-built" home. The most obvious advantage is the fact that the building materials are not subject to adverse weather conditions such as rain and snow and there is no const ruction downtime due to inclement weather. This allows homes to be built year round. We also have a stable work force in the manufacturing facility, which provides consistent high quality workmanship. Eliminating the bad weather factor solves the problems that arise from wet lumber drying and warping. The manufacturing division also has its own quality control inspectors. The home must pass many different inspections on a regular basis by an independent third party agency, as well as surprise inspections (engineers) on a periodic basis.
Located in Cordele, Georgia the facility is more than 183,000 square feet of manufacturing facility, 6,000 sq. ft. fabrication shop, 6,000 sq ft component shop, 6,000 sq. ft. storage space and 6,000 sq. ft. of office space. This facility is located near a major freeway with railroad access. Heartland has worked closely with several states to have the ability to ship from nearby ports.
Heartland builds homes from 400 sq. ft. to 8,000 sq. ft. Each home is constructed with the same care and qulaity control. The type of materials used on the outside and the type of roof structure is determined by the location of the homes and the preferences of the developer. There fore, the houses may be used in parts of the world that need special building requirements such as shed roofs that allows accumulation of rainwater for drinking and cooking and in areas prone to high winds.
The construction time for a system built home is substantially shorter than an on-site "stick-built" home. The shorter construction time saves the developer a substantial amount of money by allowing the opportunity to close more sales, which increases revenues. Also, the developer has his construction loan for a shorter period of time, which saves on interest.
